Booking Procedures:
- A 50% deposit from the total rental value is required due to ensure and secure the reservation.

Cancellation Policy:

2.Deposit will be refunded in full less US$300.00, if the booking is cancelled
61 days or more prior to arrival (91 days for Christmas/New Year bookings).
3.In the event a reservation is cancelled less than 61 days prior to arrival the
deposit will be forfeited or non refundable.
4. Final Payments are non-refundable.

Damages, breakages or losses:
Guests are responsible for any breakages or damages incurred at the villa and agree to look after the property, leaving it in good order and in a clean condition. Guests also undertake to pay for damages, breakages or losses they may be responsible for during the period of their stay. Villa Istana Semer reserves the right to reclaim the hired property if the hirer, members of the guest party or guest visitors cause excessive damage or mess.

Villa Satria presents five air-conditioned bedrooms, all with ensuite walk-in dressing rooms and private bathrooms. The master suite covers the whole of the upper floor of the main two-story building, with the remaining bedrooms all situated on the ground floor below.

The merbau-wood-floored master suite comprises the office/television room, known as ‘Lurah’, the Master Bedroom, ensuite bathroom, dressing room, and dressing area known as the ‘Boudoir’, which features a five-meter merbau vanity. The air-conditioned Lurah, which also contains a ceiling fan, is furnished with an antique Lurah desk and an upholstered L-shaped sofa and shelved wall units. It is equipped with a 46-inch 3D TV, a 3D DVD player, and an iPod dock. A hand-woven Sumba textile featuring horse motifs hangs on one wall. This versatile room can be used as a cozy home theatre, an office or a small meeting room, complete with WiFi internet connection (available throughout the villa). The sofa converts to a pair of twin beds, each suitable for a child, thereby enabling the Master Suite to potentially accommodate an entire family.

Linking Lurah and the Master Bedroom is an outdoor walk-through balcony room furnished with a built-in sofa and blessed with delightful views of the garden and pool; it is perfect for naps and reading and serves as a wonderful setting for breakfast or cocktails. The Master Bedroom is furnished with a centrally positioned king-size bed from which guests can enjoy an elevated view of the garden. The room features a light turquoise wall behind the bed with a matching turquoise panel in the apex of the soaring ceiling, which secures the ceiling fan. The glass-topped bedside tables are crafted from a pair of traditional antique teak ‘lesung’ mortars that were originally used for pounding rice.

The furnishings are completed with a pair of reading lamps, a 40-inch 3D TV, and a wooden free-form chaise longue made of old teak root. Adjoining the bedroom is the ‘Boudoir’ dressing room, with separate air-conditioner, and the vast His and Hers walk-in dressing room (also with separate air conditioner), featuring shelving, hanging space, drawers, a teak luggage rack, rattan pouf, and a safe.

The huge Master Bathroom, complete with non-slip acid washed marble floors, interlock stone tiling on the toilet and shower walls, and large horizontal and vertical mirrors, also has its own air-conditioning unit. The bathroom is fitted with a freestanding terrazzo bathtub, twin Toto washbasins on a six-meter solid merbau wood vanity, a toilet with door, and a walk-in shower fitted with a monsoon shower-head and a glass door that opens to a private walled wrap-around terrace featuring a beautiful, flowering frangipani tree.

The remaining four bedrooms are situated downstairs. All of the bedrooms feature sliding glass doors that open to an ironwood deck, and view the garden adjacent to the swimming pool. All contain merbau wood flooring and are equipped with air-conditioning, TVs (DVD players are available), iPod docks and reading lamps.

The Mini-Master Suite known as ‘Biru’ (blue) is furnished with a king-size bed, a lurah desk, two antique ‘becak’ chairs, an antique teak chest, and various art pieces. The bedside tables are crafted from solid blocks of fluted suar wood. Next to the window is a comfortable upholstered daybed/sofa that converts to a single bed for a child or nanny. A walk-through dressing room leads to the bathroom, modeled after the upstairs master bathroom with the additional facility of an additional outdoor monsoon shower set in a pebbled courtyard, dotted with art and planted with palms, a butterfly tree and a frangipani – all surrounded by high walls to ensure privacy.

The bedroom with green accents, which is known as ‘Hijau’, is furnished with a king-size bed that converts to twin beds and bedside tables crafted from traditional teak sugar presses from Java. An ornately carved antique door frame adorns the light green wall behind the bed. Mounted on another wall is an antique door from Borneo. A walk- through dressing room leads to the bathroom, which is fitted with both indoor and outdoor showers, a single washbasin and a toilet.

‘Kuning’, the yellow bedroom, is furnished with twin beds that convert to a king-size bed, two becak chairs, a pair of suar block bedside tables, a carved wooden frieze over the beds, a long teak dowry chest, and colorful painted wood screens from Madura. A walk-though dressing room leads to the bathroom, which is fitted with an indoor shower, a single washbasin and a toilet.

Each guest bedroom has a vast suar wood shelf behind the bed to accommodate books, magazines, laptops, tablets, phones, and accessories. Each dressing room includes extra converter plugs for electronic device chargers and a wall-mounted digital safe for storing valuables.

The ‘Toraja’ bedroom is named after the triangular wooden artifact that hangs on its feature wall; this panel originates from the roof of a home in Toraja, Sulawesi. Toraja serves as either an extra bedroom or a games room, depending on the needs of the guests. The bed can be configured as a king bed, twin beds, or daytime sofas. The room is equipped with a 46-inch 3D TV, a 3D DVD player, Nintendo Wii, as well as a variety of toys, DVDs, books and games. Ensuite is a neat walk-in dressing room and a small bathroom fitted with a river rock washbasin, a walk-in monsoon shower and a toilet.

Toraja also boasts an ironwood deck at the back, which is ideal for yoga, ping-pong, or a massage. The deck leads to a compact air-conditioned gym containing a treadmill and stationery exercise bike, along with other small fitness accessories.

Living & Dining Bale
Villa Satria’s pièce de résistance is the magnificent 13 x 7 meter traditional Bale, which runs the length of the infinity swimming pool. Open on all four sides and cooled by natural breezes and three ceiling fans, it serves as a semi-alfresco living and dining pavilion and is also a place from which guests can enjoy watching music and dance performances on the ironwood pool deck. The Bale is furnished with two long solid suar wood dining tables that can accommodate 20 guests on a mix of chairs and bench seats. At the far end is the living area, furnished with a huge seven-meter suar wood sofa, three matching deeply cushioned armchairs, and three coffee tables that echo the dining tables. Two vertical stone sculptures from Sumba Island decorate the space, along with various pots, bowls, and statues. A state-of-the-art, remote-controlled Sonos sound system with different zones and ceiling-mounted Bose speakers provides ample music entertainment (the second zone is the air-conditioned indoor dining/living area).

The spacious beauty of the Bale makes Villa Satria an ideal venue for parties, weddings, reunions, corporate off-sites, and celebrations of all kinds.

Indoor Living and Dining Room
After pre-dinner cocktails in the air-conditioned living room, guests will flow to the dining room via a transitional room that is furnished with an antique lurah desk; this can be used as a table for drinks or canapés, or as a space for writing or working on a laptop or tablet. Here, a long narrow skylight in the flat roof channels sunlight and is lit at night, while an antique carved teak cabinet houses the Bose Sonos sound system control panel (there is a remote control as well.)

The stylish contemporary living room is furnished with a huge custom-designed suar wood sofa and matching chaise longue, accommodating at least 12 people. These are positioned on either side of a pair of coffee tables under a high, wood-lined ceiling. Speakers bring music into this area, which is decorated with a trio of 100-year-old terracotta Balinese statues atop solid tamarind wood columns and some framed textiles from India and Santa Fe. Glass doors slide open to an ironwood timber deck on one side and the garden on the other for a semi-open-air living experience. Alternatively, the doors can be closed for air-conditioned comfort. The living room is also equipped with a ceiling fan.

The dining room is conveniently positioned immediately next to the kitchen in perfect alignment with the Balinese temple shrine, which is composed of red Kerobokan stone and backed by a large wall of pink Lombok stone on the far side of the kitchen. Featuring a soaring roof, the dining room is furnished with a large square table for 12, fashioned from andesite and suar wood. Other furnishings include an antique Javanese carved teak cabinet and a colorful antique gerobok chest, originally used for storing rice. Two terracotta ‘candi’ – replicas from the Majapahit era – take pride of place in niches backed with glass and flanked by palimanan stone walls. Here again, doors slide open to the garden for semi-open air dining experience or these can be closed for air-conditioned comfort. The dining room is also equipped with a ceiling fan.

Villa Orchard is truly a property made with unity of the family in mind. The property provides a dedicated children bedroom. This bedroom is further divided into two separate air-conditioned spaces, with one dedicated for the bunks and the other for playing. The toys are provided for free by the management. Other children facilities are also available, like baby high chair and baby cots. For the adults, there are four fully furnished bedrooms accommodating up to eight guests. Your aesthetic eyes will be satisfied by the collection of intriguing artifact and furnishings composed personally by the owner.

The artistry include scores of delighting paintings, photographs, prints, and sketches as well as ceramic vases, antique rugs and vintage fabrics. The designer loves Bali very well that the property utilizes as much as local materials as possible, which turns out to be intensifying the natural charms of the surrounding. From a far, you can see how the buildings blend well into the surrounding with their high vaulted ceilings, adorned with ironwood shingle and thatched roofs. The Orchard House Rooms

At the end of a small laneway a traditional Balinese door opens to reveal a magical urban oasis. A stone path meanders through tropical gardens consisting of lush lawns, tall trees, flowering plants and a 13- metre swimming pool, to the main two-storey house with its ironwood shingle and alang-alang thatched roof. The front doors open to an inviting foyer which sets the scene for the whole villa. Beautiful artwork adorns the walls and polished wooden floors gleam in the sunlight that beams through the open Frenchstyle shuttered windows. A staircase off the foyer leads up to the master bedroom and children’s bedroom, where another set of steps climbs to a rooftop library with delightful views across the garden and surrounding neighbourhood. Downstairs rests the media room, two guest bedrooms, kitchen, breakfast nook, open-plan living and dining room, and large sitting room called the Big room. A cute one-bedroom garden bungalow lies across the lawn directly opposite the main house.

Villa Master Bedrooms
The spacious air-conditioned master bedroom with its white wooden ceiling, hardwood floors, ensuite bathroom, king-size bed and library sitting area is the perfect place for those who wish to unwind and relax while taking in the garden views. The room is also equipped with a ceiling fan and small satellite TV and DVD player. The air-conditioned ensuite bathroom consists of two areas: a dressing room with wooden floors and antique carpets underfoot, plentiful cupboard space and two white basins set in a grey marble vanity; and a light and airy Palimanan bathing area with rain shower and tub looking out across the vivid green foliage. This room is ideal for parents who like to have their children close at hand as the children’s room is accessed directly off the master suite’s dressing area.

Villa Children’s room
The children’s bedroom is divided by a wooden doorway into two separate airconditioned spaces. The first area is fitted out with a white bunk bed, bright pink furnishings, shelves, cupboards and play space, while an annex features two single beds with white and turquoise furnishings (suitable for children and teenagers only).

Villa Guest rooms
Accessed via the media room or garden veranda, the connecting downstairs guest rooms, which are cooled by both air conditioning and ceiling fans, feature green and white hand-painted cement tiles from one of Bali’s most famous artistic villages, Sidemen. The larger room is furnished with a four-poster king-size bed draped in mosquito netting, a floral patterned sofa, watercolours and a scattering of antiques. Curtained doors lead to the twin guest room which has its own garden access through bifold doors. Both rooms share a rustic ensuite bathroom featuring a terrazzo bathtub and handheld shower, small settee, twin basins set in a beige marble vanity and a large whitewashed teak cupboard for storing clothes. As well as opening onto the garden, the bathroom has a clear glass ceiling above the tub to give the effect of bathing under the stars. These two guest rooms are ideally set up for a family with young children.

Villa Garden bungalow
Across the garden from the two guest rooms stands the air-conditioned garden bungalow – discreetly located for those craving extra privacy. Featuring a high vaulted ceiling and alang-alang thatched roof, terracotta-tiled patio with reading chairs, a king-size fourposter bed with mosquito netting, sofa adorned with green and white striped cushions and an antique writing desk, this little house oozes character. Traditional Balinese doors lead to an ensuite with a terrazzo tub and handheld shower and twin basins set in a teak vanity. Equipped with Xbox, Nintendo Wii, Karaoke machine, a doll’s house, numerous toys – even a dining table with vinyl tablecloth for messy eaters – this room doubles admirably as a children’s playroom.

The Orchard House is tucked down a small laneway off Bali’s bustling tourist strip, Jalan Seminyak. This lengthy street is lined with restaurants, bars, boutiques, galleries and spas making The Orchard House a food lover and shopper’s dream location. The villa is also just around the corner from Jalan Laksmana, or ‘Eat St’, where you will find every type of cuisine possible – Italian, Japanese, Moroccan, Indian and traditional Indonesian warungs. What makes The Orchard House so unique is that while it is in the middle of Bali’s most sought-after neighbourhood, it is also remarkably quiet and peaceful. Wide, black and sandy Seminyak beach is just two kilometres from the villa and stretches north and south as far as the eye can see. It is a great beach for running, walking, building sandcastles and, of course, lazing in the sun. Sun beds with umbrellas can be hired from local vendors, but if you want a more luxurious experience head to the string of top-end funky bars such as Ku Dé Ta and Potato Head that offer five-star beachside service. The villa standard check in/out time:
- Check-in time : 14:00
- Check-out time : before 12:00
- In case late check-out until 18:00 will charge additional cost at 50% from one night villa rate, and full one night rate should be charge for check-out after 18:00.

Booking term and condition:
- A 50% deposit from the total rental value is required due to secure the booking.
- Deposits must be received by the villa within 5 working days after the relevant
invoice has been sent and otherwise the booking we assumed is NOT materialized.
- The payment should be in US Dollars
- The balance of payment is required to settle at 30 days prior arrival date for low season booking, 45 days for high season and 60 days for Christmas/New Year bookings.
- The reservation to be confirmed when the payments is received by the villa.
- For last minute bookings (within 1 week or less) then full payment upon arrival in cash is acceptable.

Cancellation Policy:
- if a Guest cancels more than 60 days prior to the beginning of the Rental Period,
the cancellation charge will be 20% of the total rental amount.
- if a Guest cancels between 30 – 60 days prior to the beginning of the Rental Period,
the cancellation charge will be 50% of the total rental amount.
- if a Guest cancels between 0 – 29 days prior to the beginning of the Rental Period,
the cancellation charge will be 100% of the total rental amount.

Travel Insurance:
All clients are strongly recommend to take out comprehensive travel insurance at the time of booking, to protect you and all those accompanying you for the full time of your visit against illness, including evacuation, injury, death, loss of baggage and personal items, theft, cancellation and other travel contingencies.

The three-bedroom Villa Manis accommodates up to six people. Each of the bedrooms comes with air conditioner and en-suite bathroom with rain shower. Thus, sleeping and private bathing are not big problem within this luxurious villa. With daybed and wardrobe provided, lounging is encouraged besides the pleasant pool. As per cuisine, there is a fully equipped kitchen. You can enjoy the meals on the separate dining and lounge area. However, as the property is located at a strategic spot in the cosmopolitan Seminyak, finest restaurants of the island are also good alternatives to fill in the gastro with delicious meals.

With a private entrance, Villa Manis ensures a maximum security and privacy for guests. Of course modern entertainment details are also provided, and these are of the best development in the industry. Guests are encouraged to watch satellite channels on the 32 inch LCD TV or play favorite movies using the DVD player. To keep away all of the hassles, the management also includes special staff for housekeeping service. Due to its location, guests are also encouraged to explore Seminyak by visiting the Double Six Beach, or taking a look at Ku De Ta, or try a candle light dinner in one of the restaurants.

will be forfeited.
- Notice of cancellation must be received by the villa in writing.
- Final payments are non-refundable.
